Shorter listing periods require an up front, non refundable payment to cover initial
listing costs. This initial cost will be credited at closing against Listing Agent commission if the property sells during the listing period:

The suggested Buyers Agent brokerage fee is just a suggestion. Seller may opt to offer a Buyers Agent more or less than the suggested amount. It is important to compensate a Buyers Agent appropriately to insure that these representatives will bring their customers to the property.
If the Listing Agent sells the property to a Buyer who is not represented by another real estate agent, and is therefore the only agent involved in the transaction, the total brokerage fee will be reduced by 1%.
If Seller(s) wish the Listing Agent to be present at all showings then the Listing agent brokerage fee above will be increased according to the following schedule:

Open Houses and Direct Mail Seller(s) may opt to exclude open houses and Listing Agents direct mail program creating a savings to the Listing Agent. This savings will be passed along to the Seller(s). The Listing Agent Brokerage fee will be reduced by .25% should Seller(s) elect this option.
